The $12,228 figure and 12% rise come from Corcoran's July data for Manhattan only, not New York City as a whole. NYC-wide three-bedroom figures are far lower (about $5,089 median asking rent, up 2.9%, per Realtor.com), and a Manhattan Borough President page reports Manhattan three-bedroom rents unchanged at $7,161.

The host relays this claim without endorsing it. It counts as passed on, not against the post.

… This is the guy, you know, making it more affordable for working class people. Um, every size apartment is getting hit. Studios average $4,088, one bedroom $5,486, two bedrooms $8,054, and a three bedroom apartment i know that's a lot of a lot of apartment in New York City average a staggering $12,228, up 12% in one year. 12% in one year under this con man who told you his top priority was bringing down the cost of living, bringing down rents, freezing rent. What we found

Contradicts. Realtor.com's 2026Q3 NYC report puts the median asking rent for 3+ bedroom units at $5,089, up 2.9% year over year, far below $12,228 and well short of a 12% rise.[2]

Contradicts. A Manhattan Borough President page citing a Corcoran report says Manhattan three-bedroom rents were unchanged from last July at $7,161, which conflicts with the claimed 12% annual increase.[1]

Context. The $12,228 figure (up 12%) appears in Corcoran's July data as reported by the NY Post, Time Out and Unusual Whales, but those reports describe Manhattan's average, not all of New York City.[3][4][5]
